Question 1

Will we be able to use the space during the remodel?


Answer

The answer will depend on the room.

For a kitchen project, we can provide a portable kitchen unit which can be located in any room. This will preserve the function of the kitchen but in a different space.

For a bathroom, we will attempt to leave it functional at the end of the day (particularly if it is the only bathroom available to you).

Other rooms can be left functional by the end of the day during the majority of the project. However, heavy traffic in the space may disrupt the flow of work, especially if materials are relocated overnight. During the day, the best situation is for the area to be vacated while trades people are working.

Question 2

Will we need to be home each day during the remodeling process?


Answer

We try to schedule meetings with the production team, the sales person, and the homeowners to review the status of the job. These can be scheduled around a noon lunch hour or at a 3:30 timeframe. This will serve to update homeowners on what to expect during the next week and to forecast what progress they can expect to see. Questions on the current situation can be addressed at that time.

Question 3

Will there be any safety issues that we need to be aware of?


Answer

Children and pets issues are addressed. Although the noise from power tools generally frightens animals, children tend to be more inquisitive about the process. We ask that pets be kenneled (confined to one secured area of the home away from the project) and children kept away from the project. Pets may “escape” from a home through an opening for a window or the replacement of a door. Ken Spears Construction assumes no responsibility for the confinement or care of pets.

Question 4

Who will be in our home?


Answer

We use our employees and trades people for the jobs with whom we have had a longstanding relationship. Our mission is to protect your property and to respect your home during this time. We utilize a key box lock system so that the house can be locked if we’re not there and still provide access if the plumber, painter, etc., needs to work in the environment.

Question 5

How will this impact our day-to-day activities?


Answer

Ken Spears Construction uses a project binder to summarize the schedule and contract. This is kept in an agreed-upon location and provides information to subcontractors and to the homeowner. There is a section to ask questions and to provide information. This is to be checked daily by the project manager and by the homeowner. Even if nothing is written on a particular day, we will make sure to check the notebook so that all questions are answered, even in the absence of the homeowner. This allows you to stay on your normal work schedule.

There will be some additional noise which is unavoidable. There will be dust which will be minimized by the use of equipment (negative air machines, curtain walls, etc.) but the traffic may produce some dust. In sizeable projects, professional cleaning is included at the end of the project. There will also be the feeling of activity—not the tranquility which the finished product will produce but necessary to get to that point. We will work with you on expectations of the cycle that remodeling produces so that you are prepared for this.

Question 6

What if we find something to fix after the project is finished?


Answer

Ken Spears Construction provides a one-year warranty period. Approximately 11 months after completion of your project, you will receive a letter asking you to check for anything that is not quite right. This does not cover normal wear and tear or abuse, but it does cover anything that has not functioned as it should. In the interim, you can feel free to contact us with any pressing warranty concerns.

Question 7

What does Ken Spears Construction offer that other companies may not?


Answer

Our experience includes 35 years of work in the remodeling field. The goal we set is that the project will look original when we are done—a seamless transition from old to new. We have an excellent core of subcontractors and work well with them to provide an accurate schedule for your project.

Your investment in the project is an upfront known—the only additions are authorized Additional Work Requests (AWRs) in which you are informed of the amounts before beginning the additional work. In remodeling, there may be some unknown factors—corners that are not perpendicular, windows that are not square, etc. Our experience provides us with insights to things that others may not see and we try to consider any hurdles in our proposal price.
